What is a drone roof survey?
A drone roof survey uses a camera-equipped unmanned aircraft to photograph a roof, chimney stacks and high-level detailing that cannot be seen from the ground or from a ladder. It produces close-range imagery of slipped, cracked or missing coverings, failed flashings and blocked valleys without scaffolding or a roof ladder. It is an imaging method, not a separate class of survey, and it only ever shows the outer surface.

What the imagery actually resolves
Flown close and slowly, a drone camera resolves individual slates and tiles, the condition of ridge and hip bedding, lead flashings at abutments and stacks, valley gutters, and the state of parapets and rainwater outlets on flat and low-pitch roofs.
That matters because most roof enquiries begin with a leak of unknown origin. Water travels along battens and rafters before it appears inside, so the internal stain rarely sits under the defect. Aerial imagery lets a surveyor look at the whole plane rather than the one part visible from the pavement.

When a drone is the wrong tool
Flight is not always lawful or sensible. Airport and aerodrome flight restriction zones, congested areas, proximity to people and property outside the operator's control, and poor weather can all prevent a flight or make the imagery unusable. Wind and rain in particular end a survey quickly.
There is also a limit of principle. A drone photographs the outside. If the question is whether the roof structure is sound, whether the timbers are decayed or whether the insulation is wet, the answer comes from inside the roof space, not from above it.
How it fits with a wider survey
Aerial imagery is frequently commissioned as an add-on. During a purchase survey it can settle a high-level question that would otherwise be reported as unseen. For an owner chasing a leak it can shorten the diagnosis before a roofer is called and scaffolding is priced.
The value comes from the interpretation. Photographs of a roof are not a report; a report explains what the images mean, what is urgent, what can wait, and what still needs to be looked at from inside.

Deciding whether a flight will answer your question
Aerial imagery is worth commissioning when the unknown is genuinely at high level.
1.Describe where the water is appearing inside
The internal evidence usually narrows the roof area worth photographing closely.
2.Check the site can lawfully be flown
Flight restriction zones, congested surroundings and neighbouring land all affect whether a flight can go ahead.
3.Pair the flight with a look inside the roof space
Coverings above and timbers below tell two halves of the same story.

When to bring in a specialist
- Repair and re-covering works: a roofing contractor, working to the diagnosed defect rather than to a photograph.
- Structural calculations, load paths and remedial design: a structural engineer. A surveyor describes and diagnoses; it does not design.
- Suspected asbestos-containing materials: a competent asbestos surveyor, with analysis by an accredited laboratory.

- A drone records the external surface only. Nothing beneath the covering is inspected.
- Flights depend on weather, airspace restrictions and safe separation from people and property, so a survey may be postponed on the day.
- Imagery is not a repair specification and does not establish who is liable for a shared or party structure.
