What can a thermal imaging survey detect?
A thermal imaging survey uses an infrared camera to record surface temperature differences across a building. Those differences reveal missing or slumped insulation, thermal bridging, air leakage paths, underfloor heating routes and areas of evaporative cooling that indicate moisture. It is non-destructive and indicative: the camera sees temperature, not insulation and not water, and the interpretation is what turns an image into a finding.

Why the conditions matter more than the camera
Infrared imaging only works where heat is actually moving. If inside and outside are at similar temperatures, there is nothing for the camera to distinguish, and the survey produces confident-looking images that mean nothing.
Recent solar gain is the other common spoiler: a wall warmed by afternoon sun holds that heat unevenly for hours and masks the pattern being looked for. A serious thermal survey specifies the conditions in advance rather than turning up on a convenient day.
What the patterns typically show
Insulation faults have a recognisable signature: cold panels between warm ones in a partially filled cavity, cold strips where loft insulation has been pushed aside, and cold lines tracing studs, lintels and floor junctions where the fabric bridges.
Moisture reads differently. Evaporation cools a surface, so a damp area often appears cooler than its surroundings even when the underlying construction is identical. That is a strong pointer to hidden water in a flat roof build-up or behind a finish, and a poor substitute for confirmation.

Where thermal imaging is being oversold
The camera is increasingly offered as a diagnosis in itself, particularly around damp. It is not. A cold patch has several possible explanations, and evaporative cooling is only one of them.
Used properly, thermal imaging narrows where to look and reduces how much needs opening up. Used as evidence in its own right, it produces confident conclusions from a false-colour image, which is exactly the failure mode to avoid.

- Surveys carried out in mild weather or strong sun, where results are unreliable
- Producing an EPC rating, which is a separate assessment
Deciding whether infrared will help
Thermal imaging earns its place when a problem is hidden and its location is unknown.
1.Define the symptom you want located
Cold room, unexplained bill, suspected wet insulation — each drives a different survey plan.
2.Book for suitable conditions
A meaningful indoor-outdoor temperature difference, dry weather and no recent direct sun.
3.Corroborate anything read as moisture
A cool patch is a place to investigate, not a conclusion.

- Thermal imaging is indicative. It records surface temperature and infers condition; findings should be corroborated before significant expenditure.
- Results depend on weather, temperature differential and recent solar gain, so a survey may need rescheduling.
- The camera cannot see through walls, insulation or finishes; it reads their surface only.
