Which survey level do I actually need?

As a rule: Level 1 for a modern, conventional, well-kept home; Level 2 for most standard properties built after 1900; Level 3 for anything older, extended, altered, timber-framed or that you plan to renovate. If you are unsure, describe the property to KJ and you will get a straight recommendation.

My lender already valued the property. Is that enough?

No. A mortgage valuation protects the lender's security and is often a drive-by or desktop exercise. It tells you nothing about the roof, the damp course or the wiring.

Question 3

The house is a new-build. Do I need anything?

Accepted Answer

A snagging inspection rather than a survey. It lists defects the developer must put right, and it is most useful before completion or before your two-year warranty expires.

How quickly can you get to the property?

Accepted Answer

Typically within 48 hours across Greater Manchester and Merseyside, and within 3–4 working days elsewhere in the North West.

Question 5

Who arranges access with the vendor or agent?

We do. Give us the agent's details when you book and we will arrange the appointment directly and confirm it with you.

Can I attend the inspection?

Accepted Answer

Yes, and we encourage it for Level 3 surveys. Your surveyor will walk you through the main findings on the day.

Can I cancel or move the appointment?

Accepted Answer

Free of charge up to 24 hours before. After that we may charge for the reserved time, as set out in our terms.

When will I get my report?

Accepted Answer

Usually 3–5 working days after the visit. Next-day turnaround is available for an agreed premium if you are up against an exchange date.

What do the condition ratings mean?

Accepted Answer

1 means no repair currently needed. 2 means defects that need attention but are not serious or urgent. 3 means defects that are serious or need urgent repair — these are the items you negotiate on.

Can I share the report with my solicitor and lender?

Yes. The report is prepared for you, and you can share it with your solicitor, lender and immediate advisers. Anyone else needs our written consent.

Can I ask questions after I get the report?

Yes. A follow-up call with the surveyor who inspected the property is included in every fee.

Question 12

When and how do I pay?

Accepted Answer

You are invoiced on delivery of the report and can pay by card or bank transfer. We do not take deposits for standard residential work.

How do I make a complaint?

Email info@kjsurveyors.com with "Complaint" in the subject. We acknowledge within 3 working days and aim to resolve within 28 days.
