Which survey do I need?

Level 1 suits a modern, conventional home in good order. Level 2 covers most standard properties built after 1900. Level 3 is for older, extended, altered or unusual buildings, and anything you plan to renovate.

How much does a survey cost in North West England?

A Level 2 HomeBuyer Report typically runs £450–£750 and a Level 3 Building Survey £700–£1,300, depending on size, age and location. Your fee is fixed in writing before the visit.

How soon can you inspect the property?

Usually within 48 hours across Greater Manchester and Merseyside, and within 3–4 working days elsewhere in the North West. Reports follow 3–5 working days after the visit.

Is a mortgage valuation enough?

No. A valuation is carried out for your lender's benefit and says nothing about the condition of the roof, damp, drainage or structure.
