What is a building maintenance survey?

A building maintenance survey identifies the repair and maintenance work a building currently needs and ranks it by urgency. The surveyor inspects the accessible fabric, records defects and their apparent significance, and produces a prioritised list separating what must be dealt with now from what can be scheduled. It addresses the present backlog, whereas a planned maintenance survey projects future expenditure.

Priority is the whole point

Every building has a list of things that could be done. What owners and managers actually need is a defensible view of which items cannot wait, because that is how limited budgets get allocated without argument.

The survey therefore grades work rather than simply listing it. Items that present a safety risk or that are actively letting water into the structure sit at the top. Items that are deteriorating but contained sit in the middle. Items that are cosmetic sit at the bottom, honestly labelled as such.

  • Cosmetic: appearance only, no fabric consequence

Small failures that cost the most

The items that generate the largest bills are rarely dramatic at the outset. A blocked gully saturating a wall. A slipped flashing at a chimney. A failed sealant joint on a flat roof upstand. Rainwater discharging behind a downpipe rather than into it.

Each is inexpensive to correct and expensive to ignore, because each one moves water into fabric that was designed to stay dry. A maintenance survey catches those before they become damp, decay and plaster renewal.

Where the survey stops

Some findings point beyond a building surveyor's remit. Evidence of structural movement, suspected asbestos in materials that maintenance will disturb, electrical installations of unknown condition and drainage that will not clear are all referred to the appropriate specialist.

The report says so plainly rather than offering a guess, because a maintenance list that quietly absorbs a structural question is a maintenance list that gets someone into trouble.

    Repointing a wall that a blocked gutter is soaking is money spent twice.

When to bring in a specialist

  • Structural calculations and design of new openings, beams or foundations: a structural engineer.
  • Suspected asbestos-containing materials disturbed by works: a competent asbestos surveyor before anything is stripped out.
  • Electrical installations, gas appliances and drainage: separately qualified contractors and drainage specialists.
  • Trees affecting the building or its drainage: an arboriculturist.

  • The inspection is visual and non-intrusive. Areas behind finishes, under floors or beneath stored belongings are not opened up unless separately agreed.
  • Roofs, gutters and high level elements are inspected from ground level or from safely accessible positions unless access equipment is separately arranged.
