What is a structural inspection?
A structural inspection is a focused visual examination of the load-bearing parts of a building — walls, foundations as far as visible, floors, roof structure and lintels — carried out because movement, cracking or deflection has been noticed. The surveyor records what is happening, forms a view on the likely cause and says whether the movement appears historic or active. It is not a structural engineer's report and contains no calculations.

What the surveyor is reading on site
Cracks are evidence. Their width, direction, taper and position tell the surveyor far more than their length. Diagonal stepped cracking near an opening behaves differently from vertical cracking at a junction between two ages of construction, and both behave differently from the fine map cracking that follows a render failure.
Alongside the cracking the surveyor looks at ground conditions, drainage, trees and their species and distance, the age and depth of any extension, and whether earlier repairs have been made and have since reopened.

Where the surveyor stops and an engineer starts
A chartered surveyor can identify movement, describe it, and give a reasoned opinion on the likely cause and whether it appears progressive. What a surveyor cannot do is design the remedy.
If the answer involves load calculations, beam sizing, underpinning design, tie specification or a formal structural appraisal for a lender or insurer, that work belongs to a structural engineer. A good inspection report tells you which of those you need and why, rather than leaving you to guess.
Monitoring: the honest answer to many cases
A single visit sees one moment in a building's life. Where the cracking is modest and the cause is uncertain, the correct recommendation is often a period of monitoring — telltales or measured readings over months — so that seasonal movement can be distinguished from progressive movement.
Reports that leap from one visit to an underpinning recommendation should be treated with caution. Underpinning is a major, expensive intervention and is the right answer far less often than it is proposed.

When to bring in a specialist
- Movement requiring calculations, monitoring design or remedial design: instruct a structural engineer.
- Suspected asbestos-containing materials: instruct a competent asbestos surveyor before any disturbance or removal.
- Electrical installations, gas, drainage and fire safety: instruct the relevant competent professional for testing and certification.
- Lease terms, title, tax and financing: your conveyancer or adviser, not your surveyor.

Limitations and sources
- Any survey is limited to what the surveyor can see and safely reach on the day. Areas behind finishes, under floors or beneath stored belongings are not opened up.
- A detailed building survey is not a structural engineer's report. Structural calculations and engineering design require a structural engineer.
