What is a measured building survey?
A measured building survey records the dimensions and geometry of an existing building and presents them as scaled drawings: floor plans, elevations, sections and, where required, a reflected ceiling plan. It says nothing about condition. Its purpose is to give designers, engineers and contractors an accurate base to work from, so that drawings, planning applications and prices are built on measured fact.

What a measured survey is for
Designing from an estate agent's plan or from a tape measure and a sketch is how schemes end up not fitting. Real buildings are not square, floors are not level, and walls change thickness where earlier openings were formed.
A measured survey captures the building as built. That matters most where tolerances are tight: fitted joinery, structural openings, changes of level, and any scheme where a planning drawing has to show existing and proposed side by side.

Agreeing the specification first
Measured surveys vary enormously in scope, and almost all disputes about them come from a specification that was never pinned down.
Decide up front what is being surveyed, to what tolerance, whether external elevations and roof geometry are needed, whether services and fittings are to be shown, what file formats are required, and which datum levels are used. Agreeing that before the site visit is what makes the drawings usable.
Where it sits alongside other surveys
A measured building survey is not a condition survey and not a valuation. It will not tell you whether the roof is failing or the wall is damp; it will tell you exactly where the wall is.
It is also distinct from a topographical survey, which records the site and its levels rather than the building. Projects involving both the building and the ground around it often need the two together, referenced to a common datum.
Access and what limits accuracy
The drawings can only reflect what the surveyor could reach and see. Occupied buildings with stored contents, locked rooms, sealed voids and inaccessible roof spaces all leave gaps, and those gaps should be noted on the drawing rather than assumed.
Concealed structure is inferred, not measured. Where a design depends on what is inside a wall or floor, opening up remains necessary and the engineer should be told what has been assumed.

Specifying the survey
Four decisions determine whether the drawings do their job.
1.Define the extent
Whole building, single floor, internal only, or internal plus external elevations and roof.
2.Set the tolerance and detail
Fitted joinery and structural openings need tighter tolerances than a feasibility sketch.
3.Confirm formats and datum
CAD layering conventions and level datum matter to whoever receives the drawings.
4.Arrange access properly
Locked rooms and blocked spaces become gaps in the drawing. Sort this before the visit.
Topographical surveys
When to bring in a specialist
- Site levels, boundaries and external topography: a topographical or land survey.
- Structural calculations and design of new openings, beams or foundations: a structural engineer.
- Legal boundary determination: your solicitor, noting that registered title plans show general boundaries.
- Suspected asbestos-containing materials disturbed by works: a competent asbestos surveyor before anything is stripped out.

- The survey records geometry only and offers no opinion on condition, defects, compliance or value.
- Accuracy is limited to areas that were accessible on the day; unsurveyed areas are noted rather than assumed.
- Concealed structure and services within voids are not measured.
