What is a building survey?

A building survey is the commercial name for a RICS Home Survey Level 3: the most detailed of the three services. It describes construction, diagnoses defects so far as a visual inspection allows, and prioritises the work required. It suits older, larger, altered, unusual or visibly run-down buildings and properties where major work is planned. It is not a structural engineer's report.

What a renovation buyer gets from it

If you are buying a property to work on, the survey's value is sequencing. Roof and rainwater first, then damp and ventilation, then structure and openings, then finishes — a report that prioritises correctly prevents money being spent in the wrong order.

It also identifies the things that must be resolved before design work begins, which is where renovation budgets are usually won or lost.

Common findings in older housing stock

Solid walls without a cavity, historic damp treatment, overloaded or altered floor structures, replaced roof coverings on original timbers, and extensions built to a different standard from the original house are all frequent in period property.

Each of those is reportable at Level 3 with reasoning attached, which is precisely what a condition-rating format cannot deliver.

What it will not settle

Where movement appears progressive, or where you intend to remove structure, the report will refer you to a structural engineer. Where materials may contain asbestos, it will refer you to a competent asbestos surveyor. Those referrals are the report doing its job, not a shortcoming.

  • Straightforward modern homes where Level 2 is proportionate

  • New build purchases, where snagging is the relevant inspection

Getting a building survey to work for a project

Treat the report as the first document of the project, not the last of the purchase.

  1. 1.Brief the surveyor on the project

    Loft conversion, wall removal, rear extension or a change of use each shift the focus.

  2. 2.Sequence the findings

    Weathertightness first, then moisture, then structure, then everything else.

  3. 3.Book the referrals promptly

    Engineer, drainage and asbestos appointments have lead times that can outlast a purchase timetable.

When to bring in a specialist

  • Structural design or calculations for alterations: a structural engineer.
  • Pre-2000 materials that may contain asbestos: a competent asbestos surveyor before any disturbance.
  • Listed buildings or those in conservation areas: consult the local authority and the relevant heritage body before work.

  • Any survey is limited to what the surveyor can see and safely reach on the day. Areas behind finishes, under floors or beneath stored belongings are not opened up.
